Does my house have a settlement problem?
Usually, houses will start to show signs of settlement by cracks that appear in the drywall, windows and doors that are mis-aligned or not opening properly on the interior. Do I need an engineer?
To repair a foundation requires a building permit in 95% of jurisdictions. To acquire a permit, a drawing that is stamped by a licensed engineer of the proposed work will have to be submitted to the appropriate agency that will be issuing the permit. Therefore, in most cases, an engineer will need to be contacted.

Is my house going to fall down?
In the majority of cases, the possibility of a home actually falling down is very unlikely. Even though the foundation of your home may have settled, it is still being supported by the earth underneath of it.

How much does an estimate cost?
Nothing in most cases! We will come do a home analysis that will include visual inspection of the foundation and areas of concern. Often, floor elevations are done to determine location and scope of the settlement occurring. These initial site inspections are done at no cost to you the homeowner, unless you are currently or going to be engaged in a real estate transaction. If the home in question is being sold, there is a small fee attached to the inspection which will be applied to the cost of the work if it is completed within one year from time of visit.
